Napa parcel near hospital could become home to 51 housing units

A developer would like to build a three-story building with 51 housing units on a oneacre parcel at 919 Trancas St. in central Napa.

Mark Shakeri of Napa filed a pre-application with the city to build the mixed-use project. The parcel has been occupied for many years by a single-family home, built in 1941, and outbuildings.

This property at 919 Trancas St. in Napa, which sits on one acre, could be redeveloped into a mixed-use complex with 51 units of housing and some commercial space. It’s located almost across the street from the former Synergy health center.

The home is located almost directly across the street from the former Synergy fitness center, now known as the Active Wellness Center. According to Bay Area Real Estate Information Services data, 919 Trancas St. last sold in December 2021 for $1.55 million.

Shakeri could not be immediately reached on Tuesday to comment on this project, but the application said the goal was to create “an engaging and pedestrian-oriented street environment,” provide needed housing, and create more business for nearby retail shops and local businesses.

The project at 919 Trancas could include several elements, including a commercial plaza area along Trancas Street, according to the application.

A new building would offer outdoor seating and landscape areas “for the enjoyment of patrons and employees of the commercial uses, building residents, and members of the public.” The plaza space may also provide a location for satisfying the city’s public art requirement, noted the application.

The three-story building would offer an estimated 4,171 square feet of commercial space near the front of the property, “designed to be flexible for accommodating professional office, medical office and/or retail space needs,” Shakeri’s filing states.

It would provide 51 studio, one- and two-bedroom units located behind the commercial portion of the building. Eight of the residential units, 15% of the total, will be deed-restricted to be affordable to very low-income households, according to the application.

In addition to generating more traffic for nearby businesses, the proposed housing “is envisioned to function in adjunct with surrounding medical office uses,” including the nearby Providence Queen of the Valley Medical Center, the filing states. The Queen and many medical offices and uses occupy a significant amount of space around 919 Trancas St.

Smaller units of the project will be “more affordable” by design, making them suitable for Queen of the Valley employee workforce housing, young medical professionals, visiting physicians, traveling nurses or patient families, according to the application.

An estimated 76 parking spaces would be located underneath the residential portion of the building.

The architecture of the building’s front façade “is composed of a distinct combination of massed multi-dimensional geometric forms that provides visual interest and avoids a more monotonous one-dimensional appearance typical of most office buildings,” the filing states.

“Building materials to be used along this frontage will feature durable commercial finishes such as stone, commercial grade aluminum windows, and metal panels. Materials to be used on the side and rear facades of the building will most likely be stucco, aluminum windows and metal railings.”

Existing trees along the side and rear perimeters of the project site will be saved to the extent possible to provide natural screening between the project site and adjacent uses, Shakeri said in the application.
